MISCELLANEOUS

 

A spacious dog run is fully fenced and provides romping space for large dogs.  It is accessible from the kitchen via stairs or a ramp for puppies and handicapped dogs.  Two gates allow access from either side of the yard.

 

Main house is set up for intricate interoffice phone system.  Present owners have three incoming lines, 11 extensions, a separate fax line and cable for TV and computers.

 

An abundance of storage has been built in throughout the house.

 

A new generator provides back-up power.  There is zoned heating.  Oil heat.  A new l,000-gallon tank was installed under the porch during the past year.  Well water is abundant.  The house is equipped with a water softening unit.

 

The house is on a paved county road that is faithfully plowed and maintained.  There is ample parking room for large-scale entertaining.  There is a car port and a traffic circle for main house.  A branch of the driveway leads to the tenant cottage, which has its own traffic circle.

 

Property extends to road that parallels railroad tracks, so no one can build to block view.

 

There are two neighboring golf courses, two convenience stores in area.  A comprehensive library two blocks away is affiliated with libraries in the Putnam-Westchester section, making their collections also available to local residents.  Post Office is also within walking distance.  A small strip of land on the other side of the railroad tracks includes a small theater for local productions, an arts center and a pub/convenience store.  The pub features Irish entertainment once a month. There is a boat basin below the pub.

 

The school K-8 is situated on Highway Route 9D.

 

 

TAXES

 

School, town, county and fire district taxes total about $16,000.  A Star Exemption for seniors is now filtering down to other residents for school taxes, and combat veterans are awarded a reduction in town taxes.
